Off a vacant stretch of highway in Daytona Beach, Fla., a line began to form outside the sales center for the first Latitude Margaritaville 55 and better community. Those waiting dragged folding chairs, coolers, tents and dog-eared brochures featuring numbered sites that, in just over 24 hours, they could stake a claim to for a $10,000 deposit. The mood, shortly after 8 a.m. one Sunday last November, was festive, ecstatic even. Drinks flowed, pizza appeared, a steel-drum band played into the balmy night. Some neighbors in the 300-person queue liked each other so much that they decided to become actual neighbors, switching their site choices to live closer together. A sense of destiny seemed to guide many of their decisions. Karen Goodwin, 55, a homemaker, had won the exact amount of the down payment a few weeks earlier in a Dominos sweepstakes. Matt Kelly, 62, a retired firefighter, had been chipping ice off his shingles in Orange County, N.Y., when a chunk broke loose in the shape of the Sunshine State, which he took as a sign.
When Jimmy Buffett rang the doorbell of the home on Island Breeze Avenue, he was greeted by Al Murdock, an energetic 89-year-old with a firm handshake.

Margaritaville Holdings, Inc. is continually expanding its property footprint here from the Panhandle to the Keys:
- In mid-November, Margaritaville Beach House Key West opened on Smathers Beach with 186 suites and a lagoon-style pool.
- Construction kicked off in September on a town center at Latitude Margaritaville Watersound, a 55+ community of 3,500 planned homes north of Panama City Beach.
- A groundbreaking ceremony took place in August for , which will feature 254 rooms and suites. The resort is scheduled to open in 2023.
- In January, Margaritaville opened a 202-room themed oceanfront hotel with restaurants and retail space a few blocks north of Jacksonville Beach Pier.
- Near Bradenton, a six-story, 123-room Compass by Margaritaville boutique hotel opened in July 2020 on Anna Maria Sound.
And a Margaritaville complex featuring a hotel, marina, restaurants and a 20,000-square-foot outdoor entertainment venue is planned along the Indian River Lagoon in Melbourne.

West Coast Margaritaville: Another Jimmy Buffett
MANATEE COUNTY Not content with the Jimmy Buffett-style community coming to Daytona Beach, Minto Communities is bringing another community style inspired by the king of laid-back music to a new marina and 132 luxury residences to its Harbour Isle development on Anna Maria Sound.
The homebuilding company is working with Margaritaville Holdings, a company that in March already broke ground for Daytona’s planned Latitude Margaritaville, a 6,900-home active adult community in March on the north side of LPGA Boulevard, just west of Interstate 95.
We look forward to bringing Margaritavilles fun, escapism and casual-luxe lifestyle to Harbour Isle, John Cohlan, Margaritavilles CEO, said in a statement this week.
Featuring Margaritavilles coastal-inspired design, the One Particular Harbour marina will include 55 wet slips and 128 dry slips, ships store and up to 30,000 square feet of commercial space with restaurants, entertainment and shops. Construction on the marina has begun and is slated for completion in spring 2018.
The Marina Walk residences on One Particular Harbour will provide owners with walkable access to boating, dining and entertainment, William Bullock, Mintos senior vice president, said in a statement.
All owners have access to the 23,000-square-foot Beach Club at Harbour Isle, the second-floor Sky Bar Lounge and a covered Cabana Bar.
Who Is Developing Latitude Margaritaville Watersound
While LM Daytona and LM Hilton Head have been joint projects between Minto Communities and Margaritaville Holdings, LM Watersound is actually a three-way partnership between those two entities and the St. Joe Company.
The St. Joe Company is one of the largest landowners in Florida, particularly in this part of the state, so if a community of this type was ever going to be built here, it makes perfect sense to do it with them.

Big Deals: Pratt Industries And Samsung
North Texas continues to win large commitments from industrial mega-users. Cedar Hills City Council recently approved an agreement with Pratt Industries to add a regional manufacturing and innovation center at Hillwoods High Point 67 on U.S. 67 south of Mount Lebanon Road. One of the biggest players in the corrugated packaging industry, which has been seeing rapid growth due to the ongoing popularity of e-commerce, will occupy 1 million square feet in the park, invest more than $200 million in equipment and improvements, and employ about 150 people. Pratt also plans to sponsor training and development programs in partnership with the city and school district. Michael Swaldi, Jonathan Carrier, and Elizabeth Jones of JLL provided tenant representation services.
In Coppell, Samsung inked a renewal for 815,850 square feet with Duke Realty at Point West 400. The developers Matt Hyman negotiated the transaction with Mark Becker and Jay Benner of Cushman and Wakefield. Demand for industrial space has taken Dukes 23 million-square-foot portfolio to 100 percent leased. The company has a 24-acre site at Sunridge Business Park in Wilmer than can accommodate a build-to-suit of more than 450,000 square feet.

Attention, Parrotheads! Jimmy Buffetts lifestyle brand Margaritaville and Tampa Bay-based developer Minto Communities USA announced this week that it is expanding into Texas with three new over-55 communities. Inspired by Buffetts famous songs, Latitude Margaritaville developments are in the works for Houston, Austin, and Dallas markets.
Industry veteran Scott Rogers will lead acquisition and development efforts in Texas. Latitude Margaritaville has redefined how pre-and-active retirement living is viewed forever with a combination of world-class amenities and island-inspired villa, single-family and cottage homes, he said in a statement. I am impressed by the innovative placemaking and vision of the Latitude Margaritaville brand. Locations are carefully considered and must meet specific criteria to be selected for a community, including sufficient land a temperate climate proximity to an airport convenient retail and service businesses, and nearby medical offices and hospitals. Another very important factor is convenient access to outstanding leisure-time activities in the surrounding area. Dallas, Austin, and Houston definitely meet these criteria.
There are currently three Latitude Margaritaville communities in Daytona Beach and Panama City Beach, Florida, and Hilton Head, South Carolina.

Is Jimmy Buffett Building A Senior Living Community
We all know Jimmy Buffett as the “Margaritaville” musician, but he is also quite a savvy businessman. His brand, or “empire” according to the New York Times, encompasses everything from craft beer to jewelry, and now – real estate.
At the end of 2016 Buffett’s company, Margaritaville Holdings, partnered with Minto Group a real estate development company who had plans for a massive $1 billion community in Florida.
The “55 and better” community will now be known as “Latitude Margaritaville“, will have 6,900 homes in Daytona Beach, and will come with the famous Parrothead vibe.
This first community is slated to be golf-cart friendly and include a fitness center, retail area, arts and learning programs, band shell for live music, private beachfront club for residents, and indoor and outdoor dining with signature Margaritaville concepts, according to a press release.
“Latitude Margaritaville has the exact coordinates for those looking to live the Margaritaville lifestyle as they grow older, but not up, the press release said.
While there are currently no plans for a senior care facility, the Minto Group has plenty of experience in the area and has seen how senior living companies have successfully located to adjacent areas.
Homes are expected to start in the low $200’s and should begin move-ins in early 2018.
With Buffett’s legion of baby-boomer fans, it is no surprise that they have received thousands of registrations already.
What Inspired The Song Margaritaville
According to music producer Norbert Putnam, it was a bad day in paradise for Jimmy Buffett, who had just finished a tour, spent some time drinking margaritas in a Mexican restaurant in Texas, and then came back to Florida. “One day in the studio, he comes in and starts telling me about a day he had in Key West,” Norbert told the music magazine “Sound on Sound.” “He was coming home from a bar and he lost one of his flip-flops and he stepped on a beer can top and he couldn’t find the salt for his margarita. He says he’s writing lyrics to it and I say ‘That’s a terrible idea for a song.’
“He comes back in a few days later with ‘Wasted Away Again In Margaritaville’ and plays it and right then everyone knows it’s a hit song. Hell, it wasn’t a song it was a movie.”

City Of Richardsons New Rfp
The City of Richardson and Cushman & Wakefield have issued an RFP for a master developer for an 14.47-acre site, located in the 1000 block of North Greenville Avenue, just south of Arapahoe Road and east of U.S. 75. The RFP is seeking a high-density, mixed-use project to be a major entry point for Richardsons Innovation Quarter. It is a transit-oriented development opportunity with close proximity to DARTs Arapahoe station.
The City of Richardson previously worked closely with the development community on successful transit-oriented development projects at the CityLine, Galatyn Park, Spring Valley, and UT Dallas light rail stations, said Richardson Mayor Paul Voelker in a statement. Now we have a once-in-a-lifetime opportunity to realize our vision for Richardsons last remaining light rail station, right at the entry to our innovation district. That is why we have been thoughtfully, actively preparing the site over the past five years, working closely with property owners and nearby stakeholders while removing barriers for the development community. One Particular Harbor Or Lanai
There are plans for thousands of homes in each community. Both Daytona Beach and Hilton Head offer buyers a choice between 15 floor plans, although the exterior styles vary based on influences from the surrounding area this is expected in Watersound and future Latitude Margaritaville communities.
These two- and three-bedroom homes range from 1,500 to 2,500 square feet. Standard design includes multiple bathrooms and an attached garage, as well. For those needing more space, larger floor plans include a den, powder room, laundry room, three-car garage, and a covered lanai. At Daytona Beach, prices start in the $230,000 range at Hilton Head the, $240,000 range.
