In this article Im not really trying to determine which community is better. Thats up to each of you to decide. Everyone has different preferences.
But what I do want to do is talk about some of the different factors that might play into your decision to retire in one place versus another and talk about how The Villages and Latitude Margaritaville are similar, and how they are different.

What New Margaritaville Properties Are Coming To Florida
They may have locations around the world, but Margaritaville with its main office in Orlando has a special place in its heart for Florida. There are six of the luxury hotels here, two of the retirement communities, and lots of bars. Margaritaville Holdings, Inc. is continually expanding its property footprint here from the Panhandle to the Keys:
- In mid-November, Margaritaville Beach House Key West opened on Smathers Beach with 186 suites and a lagoon-style pool.
- Construction kicked off in September on a town center at Latitude Margaritaville Watersound, a 55+ community of 3,500 planned homes north of Panama City Beach.
- A groundbreaking ceremony took place in August for , which will feature 254 rooms and suites. The resort is scheduled to open in 2023.
- In January, Margaritaville opened a 202-room themed oceanfront hotel with restaurants and retail space a few blocks north of Jacksonville Beach Pier.
- Near Bradenton, a six-story, 123-room Compass by Margaritaville boutique hotel opened in July 2020 on Anna Maria Sound.
And a Margaritaville complex featuring a hotel, marina, restaurants and a 20,000-square-foot outdoor entertainment venue is planned along the Indian River Lagoon in Melbourne.

Fun As The Focal Point
Planned recreational amenities at Watersound besides the dog park include a town center with a thatched roof bandshell over a full-size concert stage with a jumbo screen and a dance floor. The community will have an indoor pool and spa, an outdoor pool with a beach-style entry, a restaurant and bar that overlook the pool and the Intracoastal, tennis courts, pickleball courts, and nature trails.
St. Joe has plans for a marina and a retail village adjacent to the Watersound Margaritaville development, as well as a health-care campus with an inpatient facility and research facilities on aging and senior living technology.
Monthly homeowner association fees at Watersound range from $230 to $274 now and are estimated to rise to $274 to $317 when the community is complete, depending on the type of home purchased.
The McDonalds purchased a Breeze Bay single-family house that includes a covered lanai and a two-car garage.
Its got the perfect layout with an open floor plan and a den in the front that will be our bar and football-watching area, says Steve. The kitchen and great room have an island thats so big we call it a continent.

The Next Latitude Margaritaville A Jimmy Buffett
After successes in Florida and South Carolina, master developer Minto is laying out plans to bring the beach lifestyle to the Lone Star State.
There may not be an ocean near Dallas or Austin. But that doesn’t mean there can’t be a Margaritaville.
Following the successful launch of their Latitude Margaritaville 55-and-up communities in three other locations, master developer Minto Communities USA and Margaritaville Holdings, singer Jimmy Buffett’s hospitality company, are now scouting for a fourth site in Texas.
After forming a partnership in 2017, the two companies have developed Latitude Margaritavilles in Daytona Beach, Florida, and near Hilton Head, South Carolina, and, most recently, near Panama City Beach at Latitude Margaritaville Watersound where they joined The St. Joe Company. Minto, the builder at Margaritaville, is a builder and manager of homes, rental properties and commercial space with a presence in Canada and the southern United States.
“We were actively looking at land ,” Minto Latitude Margaritaville Division President William Bullock told Construction Dive. “I’ve been there multiple times over the last couple of months. My whole team was out in Dallas this week, as a matter of fact. So we’re in hot pursuit.”
Latitude Margaritaville Daytona Beach
Latitude Margaritaville is a $1 billion retirement village in Daytona Beach, Florida. The project is a joint venture between Minto Communities and Buffett’s Margaritaville Holdings, with the development being built on land close to LPGA Boulevard and about a mile to the west from Interstate-95.
Phase one of the community will have 400 homes with a potential of 6,900 homes, once the project is completed. As of March 2018, 250 lots have been sold with prices between the low $200,000s to the mid $300,000s. The community will have a pet salon, grocery store, and a private beach when it opens in April 2018.
Since opening in Daytona, two other locations have been announced Latitude Margaritaville Hilton Head, South Carolina and Latitude Margaritaville Watersound, Florida. Hilton Head offers a wide range of home designs and floor plans. Amenities will include a resort-style pool, fitness center, social hall, game and hobby rooms, arts and learning programs, indoor and outdoor dining with signature Margaritaville food and beverage concepts, tennis and pickleball courts, and a 290,000-square-foot Margaritaville retail center. Phase one is currently underway with 203 home sites. Current plans call for 3,000+ homes once the community is complete.
Latitude Margaritaville Watersound will break ground in late 2019 and will be the third of the communities to be developed.

Latitude Margaritaville Watersound is located on Northwest Floridas gorgeous Emerald Coast near Panama City Beach and the Scenic Highway 30A corridor. It is the third of the incredibly popular, award-winning Latitude Margaritaville communities for those 55 and better who are growing olderbut not up.
In April 2021, 13 colorful island-style model homes opened to an overwhelmingly positive response from homebuyers. Planned to be the largest of the laid-back lifestyle communities to date, the initial phase of Latitude Margaritaville Watersound is anticipated to include approximately 3,500 homes. Construction on the first phase of homes is in progress.
Phase one Town Center amenities include a dynamic Town Square that features an amphitheater with a thatched roof bandshell, full-size concert stage, jumbo screen for concerts and movies, and special recessed dance floor that provides a little give and spring for dancers.

Where Was The First Margaritaville
Which one? The first named location from the new company, Margaritaville Holdings, Inc., was the in Orlando in 1999.
Buffett licensed the name to a Florida developer to create a $50 million oceanfront hotel in Pensacola in 2010 promising “barefoot elegance,” which kicked off the run of Margaritaville luxury hotels.
The first opened in the Flamingo Hotel in Las Vegas in 2011.
The company’s flagship opened in 2015 with eight restaurants, 369 rooms and more than 30,000 square feet of event space.
Also in 2015, the opened in St. Thomas, US Virgin Islands.
The Island H2O Live! Water park sprang up in 2019 along with Margaritaville Resort Orlando in Kissimmee.
In 2017, Buffett announced his first retirement community, Latitude Margaritaville, which opened in Daytona Beach. It’s limited to residents aged “55 and better.”
And that doesn’t count the RV camps, or the properties with different names, such as the Landshark Bar & Grills and the 5 OClock Somewhere bars.

Latitude Margaritaville Watersound Welcomes First Residents
The first residents of Latitude Margaritaville Watersound have officially closed on their new homes and have been busy moving in and meeting neighbors. Latitude Margaritaville Watersound is located on Northwest Floridas gorgeous Emerald Coast near Panama City Beach and the Scenic Highway 30A corridor. It is the third of the incredibly popular, award-winning Latitude Margaritaville communities for those 55 and better who are growing olderbut not up.
Becky and Jim Entrekin from Collierville, Tennessee are the first to close on their new home. They began moving in on October 25. The sales and lifestyle team at Latitude Margaritaville made sure their closing was a celebration complete with streamers, leis, a Fins Up! balloon sculpture and champagne toast. Within days, Becky and Jim had neighbors directly across the street and next door. Were just living our dream, says Becky.
Andrea and Ralph Adams from Indianapolis, Indiana are the second new residents to close on their home at Latitude Margaritaville Watersound. Their moving day was October 27. It was completely different from any closing weve ever had and weve had lots of them, says Andrea. The room was all decorated. It was like lights, camera, action!
