There are plans for thousands of homes in each community. Both Daytona Beach and Hilton Head offer buyers a choice between 15 floor plans, although the exterior styles vary based on influences from the surrounding area this is expected in Watersound and future Latitude Margaritaville communities.

These two- and three-bedroom homes range from 1,500 to 2,500 square feet. Standard design includes multiple bathrooms and an attached garage, as well. Florida-based Minto Communities USA recently announced they are expanding their Margaritaville-themed communities to Texas, and are currently scouting locations in DFW, along with Houston and Austin. Latitude Margaritaville has redefined how pre-and-active retirement living is viewed forever with a combination of world-class amenities and island-inspired villa, single-family and cottage homes, said Mintos vice president, Scott Rogers.The Margaritaville themed communities already have locations near Daytona Beach and Panama City Beach, Florida and near Hilton Head Island, South Carolina, according to Dallas Morning News.

Demand Surges For Latitude Margaritaville Communities As Brand Seeks Westward Expansion

In the months after the pandemic hit last year, demand for the Latitude Margaritaville brand of 55-plus communities inspired by Jimmy Buffett surged and it hasnt slowed down since.

For Minto and the brand, we had a very successful and strong sales year last year, and weve seen that spill over into this year, William Bullock, president of Minto Communities Latitude Margaritaville division, told Senior Housing News.

Since launching the brand in 2017 in partnership with global brand Margaritaville Holdings, developer Minto has developed three Latitude Margaritaville communities with for-sale homes and centralized amenities in Hilton Head, South Carolina and in Daytona Beach and Panama City Beach, Florida.

Our four principles are food, fun, music and escapism, and I think that registered with a lot of buyers, Bullock said. Starting in May/June of 2020, we saw a huge surge in demand, and it never waned.

The significant demand for the Latitude Margaritaville could be a signal that other senior living developers and operators should heed. Even before the pandemic, Latitude Margaritaville represented a fresh approach to active adult living on that eschews terms like retirement or senior and puts the focus on a unique and specific lifestyle. Covid-19 has only made consumers hungrier for what Minto is bringing to life in these developments, according to Bullock.

We at The Manual assumed this business venture was fake news, but as it turns out, the merging of margaritas with 55-plus living is as real as the fact that snails have 14,000 teeth.

Were here to announce that the Jimmy Buffett chain Margaritaville has expanded its branding to Margaritaville retirement communities. Theyre being called Latitude Margaritaville. This collaboration between Minto Communities and Margaritaville should fuse quality real estate with exciting recreation, live entertainment, and great dining into one epic old folks home.

Were hoping it smells like tequila and limes and not like, well, most retirement homes.

Three locations have currently been designated for Latitude Margaritavilles, including Daytona Beach, Florida Hilton Head, South Carolina and Watersound, Florida.

The model homes for two Latitude Margaritaville locations were unveiled in spring of 2018, featuring four Caribbean Collection villa models, three Beach Collection single-family homes, and two Island Collection single-family homes. Each space is painted a beachy pastel outside and features a crisp, white interior reminiscent of island retreats. The layout looks like a normal suburban community that has listened to Pass the Dutchie one too many times.

The 500+ residents of Latitude Margaritaville include some diehard Parrot Heads, and a majority of residents who were just interested in the laid-back lifestyle and amenities. Pfister knows of a group of fans from the Alpine Valley area, all members of PHIP, who bought four houses together in the same Latitude development.

Buffett himself is involved in giving back to his communities, and Pfister explained that the impulse is implicit in his music.

When youre talking about the beach and the ocean, the environment, it just goes along with that. You need it to be beautiful, you want it to be pristine, you want to take care of it, she explained.

As Bullock pointed out, retirement communities are evolving to become fulfilling epicenters of older folks lives.

At the Jimmy Buffett-branded community, a hint at how an increasingly long-lived species might choose to spend its extra decades.

Off a vacant stretch of highway in Daytona Beach, Fla., a line began to form outside the sales center for the first Latitude Margaritaville 55 and better community. Those waiting dragged folding chairs, coolers, tents and dog-eared brochures featuring numbered sites that, in just over 24 hours, they could stake a claim to for a $10,000 deposit. The mood, shortly after 8 a.m. one Sunday last November, was festive, ecstatic even. Drinks flowed, pizza appeared, a steel-drum band played into the balmy night. Some neighbors in the 300-person queue liked each other so much that they decided to become actual neighbors, switching their site choices to live closer together. A sense of destiny seemed to guide many of their decisions. Karen Goodwin, 55, a homemaker, had won the exact amount of the down payment a few weeks earlier in a Dominos sweepstakes. Matt Kelly, 62, a retired firefighter, had been chipping ice off his shingles in Orange County, N.Y., when a chunk broke loose in the shape of the Sunshine State, which he took as a sign.

Third Margaritaville Active Adult Community Planned In Florida

Another retirement community inspired by the musical stylings of Jimmy Buffett is on the way.

Margaritaville Holdings, Minto Communities USA and St. Joe have teamed up to pursue the development of a new Latitude Margaritaville active adult community in Bay County, Florida. The first two such communities are coming together in Daytona Beach, Florida, and Hilton Head, South Carolina.

The newest Margaritaville community would initially have 3,000 homes, but the surrounding St. Joes Bay-Walton Sector Plan is entitled for up to 170,000. The sheer size of this piece of real estate near the water was a major reason this opportunity was an attractive one, according to William Bullock, Mintos Latitude Margaritaville division president.

Based on the success were seeing at Daytona and Hilton Head, were very confident that has the ability to expand to countless numbers, Bullock told Senior Housing News.

Residents who move into the planned Latitude Margaritaville Watersound in Bay County would have access to amenities such as a resort-style pool, fitness activities, game and hobby rooms, arts and learning programs, live entertainment and Margaritaville-themed food and beverage concepts. Other perks for residents would lie in the surrounding coastline.

Those beaches are some of the best beaches in all of the U.S., Bullock said. It just has a lot going for it, from a locational perspective.

But what about the maritime atmosphere? While the Margaritaville lifestyle, popularized by Buffett’s classic song, is closely associated with being near the ocean, Bullock said these active adult communities don’t need to be located near the water to provide the amenities, including the food, music and escapism, that is central to the brand.

In fact, this summer the 32-story, 234-room Margaritaville Resort Times Square opened in New York City. The property includes five restaurants and bar options, including the Margaritaville Restaurant, LandShark Bar & Grill and 5 o’Clock Somewhere Rooftop Bar. There is also a fitness center and Margaritaville brand retail store.

At Latitude Margaritaville, the town center serves as the epicenter of the casual living experience.

“We feel very confident that we can bring the brand to those markets and not necessarily have to have the beach in your backyard,” Bullock said. “When you go to one of our town centers, we have pools, music in the afternoons at the bar and restaurant. We’ve got concerts at night where all of the community comes together. Nobody’s doing that in these Texas markets. The escapism will be successful in those markets without the direct connection to the beach.”

And Bullock thinks a lot of Texans might want to retire at a Margaritaville Latitude. “The Metroplex in Dallas has 15 million people,” he said. “Houston has 10 million. There are plenty of people who want to retire in those markets.”

After successes in Florida and South Carolina, master developer Minto is laying out plans to bring the beach lifestyle to the Lone Star State.

There may not be an ocean near Dallas or Austin. But that doesn’t mean there can’t be a Margaritaville.

Following the successful launch of their Latitude Margaritaville 55-and-up communities in three other locations, master developer Minto Communities USA and Margaritaville Holdings, singer Jimmy Buffett’s hospitality company, are now scouting for a fourth site in Texas.
