The next size up are Villas that range in size from 1,503 a/c sq. ft. to 1,862 a/c sq. ft. After that there are two different collections of Single-Family Homes which max out at around 2,500 sq. ft.
At the time of this writing, home prices start in the high 200k’s.
Winter Rentals In Florida For Under $1000 A Month
The following are a few examples of snowbird rental deals for under $1000 a month:
- Golden Pond Village in Ocala, Florida offers furnished cottages in a forest setting for snowbirds to rent for about $475 a month. It is a 1-bedroom and has a murphy bed in the living room for guests. They have planned events and activities, shuffleboard, bingo, karaoke, and more.
- Village of La Casa Del Sol is located in Davenport which is not far from Orlando and Tampa. They offer cottage rentals in a small, friendly and active 55+ community. They have a pool, shuffleboard, horseshoes and many activities to participate in. The pricing starts at around $750 a month.
- Lady Lake Mobile Home Park is a 55+ community for active adults located in Lady Lake, Florida. There are 1 and 2-bedroom cottages and cabins available starting at around $595 a month.
From Financial Worries To Financial Freedom
When it comes to finances, many older adults in Florida prefer renting over home ownership and other types of senior housing options. Thats because when you rent, you know what your monthly expenses will be and get to keep more of the money youve worked hard to acquire over your lifetime.
Renting a senior apartment is much more affordable than buying a house, particularly during the peak of Floridas cyclical real estate market. Plus, home ownership comes with a stack of bills to pay every month not to mention unforeseeable upkeep expenses and property taxes.
Renting is also more affordable than an entry fee retirement community. Sometimes called a continuing care retirement community, lifecare or life plan community, an entry fee senior living community typically requires a Type A contract to move in. Unlike renting, the lifecare contract requires a substantial upfront fee, often in excess of $200,000.
Thats because, in a sense, you are pre-paying for your future health care, whether youll need it or not. Entry fee communities justify higher community fees by offering a discount on the cost of care in the future.
There are variations on the Type A contract, but ultimately and inevitably, you pay more up front while you are still active and independent, hedging your bets against the future and hoping it will be an investment that yields a return, albeit in unknown and unforeseeable expenses.

Harbor Oaks Homeowners Cooperative
Harbor Oaks Homeowners Cooperative is a lovely 55+ mobile home community on Lake Griffin in Fruitland Park. It has 207 sites and an RV park right at the marina.
The community has a pool and spa and a private boat launch with 31 covered slips. There is a clubhouse that offers daily events and a house band that provides regular entertainment to residents. Living here gives you instant access to beautiful water views, and the community is also near the Ocala National Forest.
Communities $200000 To $300000
If you are able to spend more than $200,000 on your new home in Florida, here’s where things really get interesting!
Again, pre-pandemic, there were a lot more communities starting in this price range, but the same forces I mentioned before bumped them out of this range.
That said, some of my favorite communities still offer homes starting in this range.

A Note About Starting Price
Now, as you probably know, many of the communities you’ll find in Florida have a wide range of price points.
Take The Villages for instance. While you can find new homes starting in the $300k’s, you can also spend over $1 million if you were so inclined.
Also, starting price almost never equals the price you will actually pay. You have to take into account lot premiums, options, and upgrades before the final price of your home will be determined.
But as far as putting communities in order, there’s no easier way to do that than by using starting price as our guide. So just keep that in mind as you’re looking at this list.

Fredda Sheib is looking forward to meeting the roommate she was matched with. No, shes not a college student.
The 71-year-old custom-storage designer recently moved into her new apartment in Boca Raton, Fla., part of the network of apartments established by UpsideHoM to create an all-inclusive social community within a community. Sheib and other residents, known as members of UpsideHoM, live in multi-age apartments and pay a single fee for their rent, utilities and services.
Sheib was renting a home in a small condo community and wanted more social life when she saw an ad on Facebook for UpsideHoM, which launched in January. Her new apartment building has a view of the swimming pool and the community has a fitness center, community rooms and residents of all ages.
I love that everything comes in one bill, once a month, including my TV, my Internet, my utilities and every home expense, says Sheib. I dont have to change light bulbs or air conditioner filters.
UpsideHoM, available in three South Florida counties with plans to expand to other locations, rents existing apartments in communities with security, on-site maintenance and recreational amenities and then layers in services for residents age 55 and older, says Jake Rothstein, founder and CEO of UpsideHoM.
Sheib was interested in the roommate option because she lived alone for years.
In addition, she appreciates not being responsible for the financial and maintenance burdens of homeownership.

Ron and Kathy Bell have owned about a dozen properties together in their decades of married life, but two years ago they happily downsized from a 3,000-square-foot home to a 1,350-square-foot rented villa at the Floridian Club of Sarasota in Venice, Fla.
We were using about one-half of our house most of the time and the rest was for family visits a couple of times a year, says Kathy, a retired registered nurse in her early 70s. Ron, also in his early 70s, is a retired General Motors executive. Most of all, we didnt want to spend our time tracking down contractors to fix the roof and the pool heater. Managing a home was just more responsibility than we wanted.
The Bells are among the group of seniors who prefer to rent in an active-adult community rather than buy. While properties restricted or targeted to seniors have always been available, a newer option is to rent an apartment, villa or single-family home within an active-adult community. These communities are designed for younger residents who want plenty of recreational amenities and opportunities to socialize with people in their age group of 55 and older.
Offering rentals rather than purchase options is both a lifestyle and financial proposition, says Blake.
