Waterford Place Expansion Digital Ad Campaign

Sunset Senior Communities a Christian-based nonprofit, is expanding its Waterford Place campus in Jenison, Michigan, to include 82 additional independent living units 62 apartments and 20 villas. Sunset approached DVS to create and execute a strategic marketing plan with a variety of tactics including a robust digital advertising campaign.

Retirement Community Announces Results Of Fundraising Campaign For Memory Care

The Waterford Place Capital Campaign ran from June through August 1, with a goal of raising $500,000 to provide hope for people living with dementia, through cognitive learning therapy, building, and updating community housing and facilities. A generous donor also offered to match donations, dollar for dollar up to $100,000, through the end of the campaign.

We are so grateful for all of the generous support weve received through this campaign, Ben Leavell, Waterford Place Memory Care executive director, said. It is truly a blessing to be a part of this amazing community that is providing quality services for older adults in a spirit of Christian love.

Dementia impacts millions of lives, and its one of the most urgent health crises facing older adults. By 2025, over 6,000 adults in Kent and Ottawa Counties alone will need specialized care in a skilled nursing home or assisted living facility. Waterford Place Memory Care is working hard every day to provide hope for people living with dementia and their families. Hj Sims Secures $419m Financing For Waterford Place Expansion Project In Jenison Michigan

JENISON, Mich. HJ Sims has arranged $41.9 million in financing for Sunset Retirement Communities, a multi-campus, nonprofit senior living provider located in Michigan.

In 2009, Sunset embarked on development of Waterford Place in the Grand Rapids suburb of Jenison, completing the campus in 2015. In 2020, Sunset pursued Phase III of the development, including the addition of 62 independent living apartments, 20 villas and amenity spaces.

The market study for Phase III supported the need for the expansion. COVID-19 slowed down pre-sales and created a need for management to focus on existing operations. After approaching potential lenders in May 2020, Sunsets management team delayed the financing. However, Sims continued to work with Sunset, exploring capital structures. With its strong balance sheet and foundation support, Sunset moved forward with development of the 20 villas and self-funded construction costs.

During Autumn 2020, Sims re-analyzed financing options for Sunsets apartment expansion and existing debt. Hefty termination costs associated with an existing long-term swap limited the number of viable refinancing options. Sims identified a new commercial banking partner that would finance the apartment project and replace one of the lenders.
